As a resident of bracken lane the traffic around our area can be horrendous especially when it's school hours and getting out on to london road takes an age at any time

This is not 'on my doorstep' but I empathise with those in close proximity to the proposed development. I live further down on London Road towards town. My main concern is the extra traffic this development will generate on a road that is is already a busy thoroughfare and frequently at a standstill when the A1 is closed. Together with the traffic generated from the retail development at the Icon Polymer site , the only access to town via the junction with Arlington Way, Albert Road and Carolgate will be badly affected. Traffic will be backed up the length of London Road

I live on Grosvenor close and it will impact on our privacy. Also Bracken Lane School cannot accommodate more children. What infrastructures will be put in place. The proposed access and egress is dangerous and may cause tailbacks on London Rd at peak times.

This proposal is ill thought through and fails to take so many real concerns into consideration such as the local infrastructure being unable to accommodate the increase in traffic, or the number of places in the nearest schools. It increases the flood risk in the area which will impact on residents insurance policies, and ignores the fact it is a protected Conservation Area. Finally, and on a personal level, the local residents have worked long and hard to afford and maintain the houses in this area and did so due to the location. A new estate will devalue the current property values and significantly decrease the safe and tranquil environment we have paid a premium to inhabit.

This plot is totally unsuitable for numerous reasons ie access and this is only phase one...

We were flooded on Grove Lane in 2007 and the drainage system still struggles now.

I think this application is unsuitable and should be rejected.

Totally not suitable site for more investor bought homes. The chaos will not affect the investors but will affect the lives of all Retfordians. Roads and infrastructure will not cope.
