Petition to Keep existing Zoning Intact for 9425 N 26th Street Lot

Please do not allow these numerous homes to be built here!

Let's keep our neighborhood safe. The only sidewalk for south 26th St. is on the east side where multiple driveways will endanger pedestrians.

I use 26th as ingress to hey 51 south. The addition of 5 additional driveways creates a hazard for all the traffic and myself that is not needed.

My biggest concern is 26 St traffic. Street parking could be a real issue.

I am a resident of neighboring Phoenix Hillside Estates. Our sole ingress and egress is at the Hatcher/Carol/26th St intersection. Please keep the existing zoning restrictions place. We need to maintain the character of this neighborhood - the asked for change is drastically different from the current zoning requirements

Safety is one of the main reasons I am signing this petition. I also oppose the project because the two story homes do not fit in a neighborhood of single story homes.

I am extremely concerned about the blind curve, which my driveway is also on. I cannot adequately see cars until I am partially backed out of my driveway. This impedes the flow of traffic. The developer is proposing to have up to 7 driveways which will also be dangerous and impede the flow of traffic. I have to violate ARS 28-891 - Backing limitations. I also cannot say that "reasonable safety" is always true, especially at night.

The curve on 26th St is already dangerous. Adding 6 driveways all in a row will only create more problems.

Keep zoning status the same

Profits above all! I think not! If you want to stuff people into inferior housing, ruin vistas and increase congestion, move back East. You can put your garbage out on busy thoroughfares like they do in those lovely Rust Belt cities.

I agree. The blind curve issue is a huge safety factor and an unjustifiable risk, and the high density homes are not in harmony with the already mature neighboring community and would undoubtedly also detract from the current beauty of the mountain preserve area.

I agree with all the forward comments. The proposed high density plan would have great negative impact this neighborhood and the great many of those from nearby neighborhoods who use 26th Street daily to access SR51. This is bad and unsafe location for high density housing.

The character of this relatively upscale residential neighborhood with large lots and several acres dedicated to desert preserve area is not conducive to high density spot zoning with small, lower quality, two story homes.

The traffic in this area cannot support this building and resining request.

This blind curve area already requires extra caution, which most drivers coming from the access road ignore or are unaware. Adding additional homes & driveways here would make it extremely hazaedous.

Original Church owner pledged to the neighborhood to only build senior housing for their congregation and not for sale units as stipulated in the zoning approval. Additionally agreed to the "Stipulated Site Plan" on record indicating internal circulation without multiple driveways to 26th street.
