Being in the Real Estate industry for over 25 years I can honestly say that my buyers have ALWAYS paid for their own professioinal home inspection. The Point of Sale Inspection is definitely NOT needed in Eden Prairie.

Please do not pass this. Homes already go through numerous inspections prior to being sold. Buyer's hire a private inspector to inspect the home to ensure there are no major problems and to learn more about the home. The lender has an appraisal which also looks at the condition of the home to ensure it is loan worthy. Selling ones home is expensive and I has an EP homeowner do not want to take on yet an additional expense to sell my home! As I see it, this is just another hoop to jump through in the process. This is not a good thing! It is yet another example of government getting involved in the private sector when it is not needed or desired by most consumers. Buyers should always get a comprehensive inspection by a private party to protect themselves. The POS ordinance would only cover the small, obvious things to most buyers. Big problems like mold have to be checked using special equipment which the city probably wouldn't have. The POS ordinance is a duplicatory, unneeded and and extra expense, and a delay in the process.

Last night I was talking to a realtor who told me he thought this is a jobs program for city employees who will no longer be needed as housing construction has just about come to a complete halt in EP. This will give them something extra to do. If this is the fact, a responsible city govt would thank these employees for their service, give them a serverance package and wish them good luck. An irresponsible city govt would come up with a program like this to raise taxes, expand the bureacracy, and get greater control over the electorate. I think we need new people on the City Council who won't infantilize their voters/population - a side effect of this program.

EP regulated POS inspections are NOT needed. Almost every EP home already has a more comprehensive PRIVATE inpsection done at the request of either the buyer or required by the mortgage company. Buyers and sellers are adults and free citizens entitled to private property ownership. Treat them as such!

Additional oversight into the sale of a private home is another example of government over-reach. These progressive measures designed to protect us simple minded people from ourselves are outrageous. The nanny-state come local. Eden Prairie has enjoyed higher than average property values, has one of the highest median household income ranges in the state and attracted more relocating professionals and executives than our peers. Clearly we are in desperate need of looking after by a city official who knows better than us.

Do not pass any type of Point of Sale Ordinance. I as a home owner will take care of any inspection of my home when or it it comes ups for sale. This is one more government intrusion on our lives.

These type of city inspections are not necessary, they're almost always redundant in Real Estate transactions and are always an impediment to the transaction. We don't need city government intruding into our homes in this way.

A government conducted point of sale inspection only hampers real estate transactions and opens the door for more government and more corruption. There is nothing that these inspections would do that isn't already being handled by the marketplace. My private property is just that - mine and private. If I want to buy property from another private party and negotiate repairs as part of the purchase agreement I should be allowed to do that. Forcing repairs that and arbitrary inspector "feels" should be done before a sale will only slow the process, drive up costs. Eventually, this will increase foreclosures as some sellers will not have the disposable funds to make major repairs that otherwise would be negotiated as part of the purchase agreement. With no option to negotiate the repairs in the sale, the sellers will be forced into a foreclosure situation which hurts them, the banks and the community. No to point of sale inspections.
