My name is [NAME] and I live at [ADDRESS], near the proposed development at Highway 109 and W. I am writing to formally state my opposition to rezoning request PB25-0018 for the proposed 56-unit duplex/multifamily project by Benton Homebuilders.

This development will negatively impact our community due to:

• School overcrowding at Geggie Elementary, LaSalle Middle, and Eureka High, which does not have space to absorb additional students

• Traffic and safety issues on Highway 109 and W, which are already congested and hazardous

• Density that is incompatible with surrounding neighborhoods

• Infrastructure strain on emergency services, stormwater systems, and utilities

• Environmental and runoff concerns, especially given recent drainage problems in the area

For these reasons, I respectfully request that the commission deny rezoning request PB25-0018.

The residents of Windswept Farms and Mirasol communities oppose the rezoning of the potential 56-unit development at the intersection of Highway 109 and W, citing the following concerns:

- School Volume: Geggie Elementary school volume will be oversaturated, with no additional room to accommodate class size expansions. Additionally, transportation via bus is already overcrowded, requiring some buses to fill three students to a seat.

- Intersection Traffic: The four-way light at Highway 109 and W is already highly congested and growing with the introduction of the Polo Fields subdivision further down FF. Accidents are frequent, and with the addition of 56 new homes in the small area, they will continue to increase.

- Property Value Decreases: With rising taxes in the area, a decrease in property value will cause challenges current property owners, especially those who may choose to/need to move in the future.
