Protect the Douglas Hill area and Lake Koocanusa!

We strongly oppose the proposed 144 lot high-density Northstar subdivision, located just west of Eureka on Douglas Hill Rd, bordering Douglas Hill Campground. We urge the Lincoln County Planning Board and Lincoln County Commissioners to deny plat approval for this poorly planned major subdivision that appears destined to be a seasonal trailer park. Please don't let it ruin one of Eureka's premier recreational areas!

  • Proposed subdivision includes 144 lots, with the majority being between .21-.50 acres. Estimated population density per acre is 2.5 times that of Eureka. This is a HIGH DENSITY subdivision, located in a rural setting.
  • Proposed lots are sited on steep topography with many lots proposed on slopes exceeding 30%, which is unacceptable according to Montana subdivision regulations
  • Current area residents have serious valid concerns about health and safety, including road congestion, added fire concerns, lack of available police protection, noise pollution, dust pollution, etc.
  • The increased traffic load on Douglas Hill alone is estimated to be an additional 35,000 vehicles per month, including cars, trucks, RV’s, boat and motor sports trailers, etc. There is NO money assigned to deal with the resulting road damage and safety issues caused by the overuse of Douglas Hill Rd as a result of increased traffic from this high density subdivision. The road base is already deteriorating.
  • Current law enforcement will not be able to handle the burden of the additional estimated 320+ residents on Douglas Hill Rd.
  • Water wells (5) that have been proposed for a “public water supply” DO NOT MEET drinking water standards. Current residential area wells may be affected by heavily increased demand of this high density community water system, and there are serious concerns about subdivision surface water runoff into the water supply.
  • The proposed sewage system drain fields are being placed in close proximity to existing residential wells, and the site road crosses a well protection zone, in violation of Montana subdivision regulations.
  • Proposed subdivision is in the path of the yearly elk migration. Wildlife habitat for the area will be severely disrupted.
  • Douglas Hill Campground will suffer extreme negative impacts from the 320+ new residents living right next to it. The road into the campground is already degraded and will only get worse with the added traffic. Where will all the extra vehicles park? The added traffic is also a safety concern for people staying at the campground, and for campers and locals traveling to and from town on Douglas Hill Rd.
  • There are serious concerns about the surface water runoff contaminating the Tobacco River and Lake Koocanusa reservoir.
  • The majority of the community “park land” will be sited on top of sewage treatment systems.
  • Do we really want sewage and waste water treatment sites on both sides of Douglas Hill acting as the gateway to Douglas Hill Campground National Forest lands?
  • Current covenants allow the developers to change them at any time they desire, and they allow for trailers and RV’s. We’ve seen what happens with these types of seasonal subdivisions. Is this what we want for the future of Eureka and one of its most highly used recreational areas???
