I am an existing purchaser of Le Yuan Condominium together with other purchasers have been making observations on the progress of development of the aforesaid project and we are not pleased at all.

Here at the areas which we believe needs immediate attentions and/or clarification and trust that as a responsible developer who had marketed and sold the upmarket units at a hefty price, you will strive to deliver what you have promised.

To ease your burden, we have also taken the liberty to highlight our concern on the following areas:-

1. FRONTAGE (Comprising guardhouse and surrounding).

1.1 Guardhouse

We have noticed great disparity between the frontage to the project and the guard house. The design is materially different from what was showcased in the brochure and the show unit. It has negatively impacted the overall look and feel of the establishment and fail to lift up to the promise of “resort style living”. Do refer to these pictures and you will notice the stark contrast.

1.2 Area within the vicinity of the guardhouse

The massively visible water pipes at the entrance (right hand side of the guard house) looks really cheap and indecent. We would like to know what is UOA’s plan to hide them from easy viewing.

2. CAR-PARKS. The exterior façade of the car-parks

Further, we wish to bring your attention on the complete difference in the outlook of the car-parks. We append herewith a picture of the scale model which resembles the brochure but totally out of tune what is made out. Similarly to those points mentioned earlier, this is also vastly different from what was presented to the purchasers and we are utterly upsets by this.

3. PERIMETER WALL. The front perimeter wall

We were also taken aback at the unimaginable differences between the actual front perimeter wall which is combined with uncoordinated, uneventful, low grade and cheap looking iron grilles. Do refer to the picture provide and we believe that you will agree with our statements the front wall doesn’t go well at all with the premium-ness of the property.

We hope that this unimaginative design is further improved or overhaul completely. We dare say, you would need to do more research as to provide a design which is befitting of the hefty price that we have paid for the aforesaid units and deliver your famous catchphrase of “Where life’s a vacation” theme for Le Yuan.

4. PERIMETER WALL – Side wall (side-by-side to Futsal Centre)

There were also concerns on the low height of the perimeter wall separating the project from the Futsal Centre. The matter is alarming as it would compromise the security of the residents. Thereto, we expect your good-office to look into the matter expeditiously and to provide an amicable solution immediately.

5. PIPING ALONG EACH FLOOR

We were also taken aback by the sheer unpleasant sight of the piping along each floor which can be conceal to uplift the overall aesthetics of the project. We would like to know what UOA can and willing to do on this issue.

We trust that you will hear our grievances and would escalate the aforesaid matters to the appropriate management for a formal reply and/or appropriate rectification works in a timely manner. Together with this letter we append the various signatures of the concerned purchasers on this matter.
