Keep Maple Avenue Zoned Residential - Stop Commercial zoning
Maple Avenue in Collinsville, CT is a registered National Historic District with 30+ residential houses and is currently zoned as RESIDENTIAL. We do not want our neighborhood changed to a Mixed COMMERCIAL-RESIDENTIAL Use zone. We support the continuation of the regulations and rights in place today for all owners and occupants on the street under the Current RESIDENTIAL zoning.
The Town of Canton Zoning board has approved the Town Plan of development and conservation, which urges the Zoning Commision to modify the entire historic section of Maple Avenue to MIXED COMMERCIAL/RESIDENTIAL use. In addition, formal application was submitted to the town Zoning Commission to request the RE-ZONING of a Maple Avenue lot for pure COMMERCIAL use.
Sign this petition to preserve the history, beauty, and village feel of Collinsville. Re-zoning from the current Residential to Mixed-Use Commercial/Residential would result in one of the main historic entryways into Collinsville being open for commercial development and the collapse of Maple Avenue as a local neighborhood.
We oppose the RE-ZONING of Historic Maple Avenue for the following reasons:
Maple Avenue has always been a residential neighborhood:
· Codified as such by the residential zone lines drawn at the
inception of zoning in 1957.
· Referenced repeatedly as a residential neighborhood in the
Collinsville Scenic Corridor Management Plan, 1997, including goals relative to
historic character, scenic beauty & safety.
· Properties were purchased with the knowledge that uses are governed by the rules of residential zoning; residential property values are protected by the stability of that contract.
· Existing property owners have invested in residential historic
preservation of 19thcentury homes, as homes surrounded by homes in a
residential setting.
· The form and style of Maple Avenue residences are protected under the Collinsville Historic District Commission and will neither benefit nor oppose any proposed Form-Based zoning changes that maintain the same Residential function.
