SAVE YORK ROAD STREET SCENE

Planning application 2015/0881 is for the Demolition of existing retail warehouse Homebase building and erection of a podium building with 3 buildings above (providing part 6, 7, 9, 11 and 21 storeys plus basement level) to provide 254 residential units including affordable and
market housing.

I hereby OBJECT to the above planning application on grounds of:

*excessive heightso high it would tower over even the tallest riverside building in the area

*excessive bulk - it will look completely out of place, an eyesore

* excessive density - more than 2x the upper limit

* excessive massing - massing and scale which fails to create a form that is well integrated into surrounding developments

* excessive scalenegative impact on neighbouring residential buildings

* overdevelopment of site – dominance over the entire York Road and surrounding area

* not in keeping with the fundamental character and streetscene of York Road - the highest building in York Road is 6 storeys high

* loss of sun and daylight to neighbouring propertieseven the smaller block at 10 stories - will overshadow all the surrounding developments

* residential amenities of neighbouring residents will be significantly affected

* proposed levels of affordable housing does not accord with policy

* implications of the proposal on the highway network have not been adequately addressed

* local infrastructure would not be able to withstand the huge influx of new residents - from this massive building AND the other developments along York Road already in the pipeline- Hospitals, Surgeries, Transport, Traffic and Schools in the area cannot currently handle the numbers

* Jeopardises Air Quality- harmful

* Misrepresentation of comparison height to “other” buildings– misleading, this is NOT on the river front where the other tall buildings are. It will not integrate well with the surrounding area
