Not up to par is an understatement. This property has not been properly maintained at all over the past 2 years! It's absurd to ask us to pay more. We should be getting reimbursed if anything. Sounds like the increase is to make up for the lack of maintenance that occurred from the get go...

We have started a Facebook group called 3000 Flora Street Residents . It's a closed group but you can search it and ask to join ... let your neighbors know ... easy way to communicate amongst residents

3020 Zenia dr. I am a general contractor and I have worked with this HOA company before. They are not up to par. Now that the community is over 50% occupied we can create a committee and select any other management company we want. Our current company is sub par

Horrible customer service, seem bothered whenever I report an issue, like sprinklers running for days, had to report it 3 times and aperently it was my fault for not putting it in writing.

Considering the document they sent out says, "an increase of twenty percent (30%)" is not even inline with itself; this leads me to believe they are mis managing the current funding. With a minimal HOA responsibility and a complex that is not even finished, it is far too excessive for a 30% increase. I think the management company that manages our HOA needs to be re-evaluated.

We are also not comfortable with this increase. There has been significant lack of communication across the board, including no annual meeting as promised. Also, the attention to the yards has just begun. I need to see improvement over a longer period of time.
I'm all for making our community look nice, welcoming and festive, but did anyone else know that they've installed Christmas lights around our sign that faces the service road? Was that something that came out of our dues? If so, I feel we should have been included on those discussions. We spoke to the gentleman who was installing them after Thanksgiving.

We just bought the property in June and one of the perks that lead to our decision was the competitive HOA dues.

Based on a review of the 3rd quarter financial data, it is clear that correcting the water / irrigation problems from the summer will correct the deficiencies in cash for the homeowners association.
That these costs were over budget by greater than $15,000, correction of these issues will create more cash than a 30% increase in assessments on owners. These overruns make up approximately 30% of total expenses. With more active oversight and management of expenses, the association would have operated with a profit during 2016.
Additional clarity and an open summary of Q1 and Q2 expenses for review would provide additional insight to the members, as overruns have occurred in several other unusual areas (other infrastructure, non-contract landscaping) where the members should be able to obtain more clarity as to what expenses are being recorded and whether these expenses are frivolous or appropriate.

Until we see significant improvements in summer yard maintenance and more communications with the owners, I am uncomfortable paying more for our monthly dues.
