Comments for the Planning Commission and County Council (displayed public): I think most folks that live in this area are tired of the ever increasing traffic on West Georgia Road and the lack of planning that has accompanied this growth. I for one would like it to stop before it gets to the point where it might take 20 minutes to get to I385. I spoke with the state road engineers and they told me there are no plans for increasing West Georgia Road to 4 lanes..............MH

All new development should be put on hold until road improvements have been addressed. There is concern regarding emergency vehicles and school buses.

C. , we don't need to add more traffic to such a congested street..West Georgia Rd can not support more traffic....There are subdivisions on W. Georgia that have not been completed, and are at a standstill, we don't need another high density community.

Comments for the Planning Commission and County Council (displayed public): West Georgia Rd is overly congested as it, we will soon require a traffic light to get out of our gate on to W. Georgia Rd. Take into consideration of the many approved homes, that have not been built, the communities are at a standstill, do the the downturn in the housing market, once they are completed, that in itself is more traffic than the road can handle..Please set some standards here, it will be worse than Woodruff Road.

Comments for the Planning Commission and County Council (displayed public): More traffic on Georgia Road would make it practically impossible to get out out of River Shoals. As it is it takes quite a while to get out during peak traffic hours. More homes would only intensify this problem. I would imagine that Greythorne would have the same problem.

Comments for the Planning Commission and County Council (displayed public): I echo the comments of my fellow petitioners and add further that our chance for reasonable and quality development of this area is now. Please do not let your decisions be influenced by the amount of money already spent by potential developers, or by the potential tax base which developed land brings. Rather consider the real everyday problems which must be addressed for the residents both present and future to this beautiful area. While building an ideal community may not be feasible, at least our public servants and elected county leaders can come closer than this. I believe these challenges can be met by you and present and future developers. You must set a high standard by which their proposals are measured as we will set a high standard by which you will be measured as our representatives. We are watching.

Comments for the Planning Commission and County Council (displayed public): We moved to this community because it is a residential area and we wanted to get away from businesses and all the traffic and other problems it brings. We knew at the time that we might have to travel short distances to get to commercial areas. This would be a terrible mistake. There are too many unfinished developments as it is. Does the "city" of Simpsonville have their hand in this in order to make another commercial area and gain more tax money

Comments for the Planning Commission and County Council (displayed public): Rocky Creek Road is already overloaded with traffic. Large trucks use it to cut through to Fairview Road, causing the road to disintegrate even more rapidly. The road to the dump is a much smoother ride than this. Allowing more commerical businesses and residential homes will cause more snarled traffic, more stress, and decrease the quality of life in our communities that we enjoy along the Rocky Creek corridor.

We already have new communities struggling to be finished due to builders pulling out and do not need or want additional new homes or other development that will further burden our roads and hinder our economic growth.

The traffic and road congestion would be to great and risks to high for this area. I also noticed in the developers comments that they leave out the school district for planning.All the utilities are there but the school district is not They need to be notified of any and all changes that affect population so they can plan accordingly. Say no to this bad deal.

We would like the area to remain single family, with a country suburban atmosphere. In addition the roads, and perhaps utilities, are not capable of handling a larger influx of people. W Georgia Rd is already one of the top 10 deadliest roads and more communities and developments in this area is not going to decrease that statistic but it will more than likely increase it. We should focus on the road conditions and safety first before developing 47 more acres of beautiful land. The neighborhoods surrounding are already half built and are waiting for further development. This zoning should not be approved for the safety of your Greenville County Residents.

I hope the planning commission saw through my nervousness and heard my heartfelt objection to this development. If it was being zoned separately, this would be a Commercial District, an Office District, a Residential Single Family District, and a Multi-Family District. This proposed rezoning as a "PD" Planned Development is a back-door attempt to get rezoning approved that would not otherwise be allowed. And I let my other petitioners speak to the traffic concerns, with which I concur. We heard clearly at the Monday May 19th meeting that while there is a "plan" to widen West Georgia Road, that it is totally unfunded, with no reasonable funding or action in sight. Certainly not before this proposed development would even break ground and begin to cause the headaches and accidents sure to occur.

We have amultitude of empty lots in our neighborhood. We also don't need to add traffice to an already burdened area. And do you really think you will get new businesses in there The economy is bad and I can't imagine new shops filling up and abhor the idea of empty storefronts in my neighborhood.

There is too much traffic and too many developments not finished in the area already. Commercial use is nearby and therefore no further commercial area is needed. Please keep Upstate South Carolina healthy by denying this rezoning. Do not let Upstate become like other parts of the country with foreclosures and clogged roads and developemnts that are languishing.

Preference needs to be given to developments where existing communities are renewed, revitalized, or completely torn down and redeveloped in lieu of developing virgin land and furthering urban sprawl.
