We, the undersigned, are property owners of the stated addresses within the township of Towamencin, and/or Welsh Road Corridor as noted are expressing hardships imposed by Towamencin Township and proposed corrective action we want Towamencin Township to expeditiously implement: 1. The Welsh Road Corridor is zoned MRC with various usages granted and grandfathered in zoning/usages. Proposed is zoning change to Apartment Complex Corrective Action: The MRC zoning remains intact, all usages remain permanent, and this area is zoned to permit retail and/or commercial development to create a Skippack route 73 or Peddler’s Village type community. 2. Per Director of Community Planning/Code Enforcement Officer Wlliam Webb, the usage and/or zoning code as stated on Montgomery County Tax Assessment and other deed research documents, does not need to agree with the Towamencin’s assigned usage and/or zoning code. Corrective Action: County Code is enforceable only. 3. Towamencin Township sates the Township usage and/or zoning supersedes the County usage and/or zoning code. Corrective Action: County code supersedes Towamencin code. 4. The potentiality of the purchased zoning and/or usage code of the purchased property within Towamencin is not permanent and limited to the initial use and occupancy granted. Corrective Action: Per Code, the hearing process is required to change zoning/usage code and all potential of purchase remain permanent until hearing process is completed. 5. Variances of $2500 or more are required for usages within the scope of the initial purchase zone/usage code.
