After the presentation, we were subjected to a lengthy sales pitch with high pressure tactics. When we weren't biting with the original salesperson, we got sat down to supposedly wait for the info on getting the 'free' gift. What actually happened is that we got shuttled into another office with *another* salesperson who employed even heavier sales tactics to get us to sign up. What we signed up for was a 'trial membership/ownership' with the promise of it being carried over to a full purchase program. Both me and my husband lost our jobs and weren't able to pay the fees. We had originally put a $100 down payment and set up a auto pay for $100/month. We were able to put off the first payment but after that, they told us there was no way to cancel and that we only had 10 days to cancel (which we were never told). Obviously, its long past the 10 days and we don't know how to get out of this. I've already canceled the bank card associated with the auto pay. So far, they haven't managed to take anymore money but they've started calling us now and I'm quite worried. I'm still unemployed and we're barely making it right now. I can't afford to pay these people to go away. This industry desperately needs regulation.Flag

I am just about going to say hell with it and not pay the maintenance fee and let my credit get ruined, what else is the average joe gonna do, I am willing to work with anyone to help bring some sort of new law or justice to these types of RIPOFFS, feel free to contact if I can help join the fighting forceFlag

We had no knowledge, the agent played trick and never disclosed about the maintenace charge. Every year the maiantenace feee is increased and there is no proved whether the money is used. I never used that property. On discussion they never show the proof of maintence. It is just there way to rip off our money. There should be some law.Flag

Name: Gary Ingersoll on Jun 4, 2008State: IACountry: USComments: We recently visited the Wyndham Glacier Canyon resort in Wisconsin Dells on a bring a friend package.I now would apologize to our friends.While our friends were give the con presentation we were take to the office of Tammi Balfe a supossed member services staff person.Well shortly after we were sat down she brought in a paper of our history with the company a noticed we were quallified for something but had declined it.We could not remember declining it so she left the office for couple of minutes and came back with a bunch of papers with point amounts and prices.She proceeded to show us how we could up grade to VIP GOLD reduce our maintenance fees (because we owned in Florida and there fees are higher because Florida attaches property tax to them)and Wisconsin does not.Then proceeded to show us how we could pay our fees in a number of ways and if we purchased the points she crunched a bunch of numbers to make us think our payments would be $170 less a month compared to what we were paying.She said we could pay our fees with our points or by putting a week in there "Extra Holidays" program and rent it for cash and pay our fees.Well first of all the coversion rate they give you for your points is .0021 cents per point( when you pay .155 cents)which would require 935,000 points to pay our new maintenance fee amount which did not decrease as she had led us to believe but they more than doubled to $1974 of which we were never shown or informed of during the quick shuffle of papers during signing that we did not notice until after we got home and it was to late to get out of it.Then after we get home I called about how to set up the Extra Holiday to pay our fees and find out the owner only gets 60-65% and Wyndham gets the rest again a fact they left out.Then also we own a timeshare with another company which we never have any problem and find out Wyndham charges us $65 a year program fee to have it as a PIC week another fact we were not informed of.So all in all this company would be one of the worst to deal with .And as some of the other comlaints we pretty much have to spend our money paying for our new points and fees and have none to travel.I think that there sould be some sort of law or regulation requiring these companies to give you the same amount in point conversion as you pay for them or to have to buy your points back if not happy with there empty promisesFlag

We paid on the credits for 3 years and then were offered more credits, we were told we would pay off the original credits and pay a small amount towards the new credits until the old credits were paid off. After paying 500.00 a month for 3 years and 650.00 a month for 4 years my wife was hurt and we asked them to help us sell part of the credits off or rent the place so we could afford both the dues and the payments. We were told they did not help with those things, we asked why we had been told this, but no response. Then they changed the date of our withdrawals as my wife had called and asked for the latest date after the 25th. Wyndham changed it to the 20th. When we called and asked them to stop taking the money out of our account it took them 6 months and almost 3500 dollars in overdraft charges to get them to stop, then they told us we were in default on our credits and cancelled all of our credits. 28000 seems like alot of money for 4 vacations in 8 years. There seriously needs to be some kind of regulation or law concerning timeshares. We have lost over 40,000 and Wyndham told us we had no recourse.Flag

They told us we could refinance we got home (no one refinances a mortgage for under $15,000.00). They also said that the units were so desireable that renting or reselling for a profit was a great investment. We bit. NOW I find out that they don't sell. They are a dime a dozen and the truth is, people are trying to dump them for only $1000.0 for my size unit!!! I can't pay this mortgage anymore, as I refuse to starve my family!!!Flag

You know what that says our Government has failed us and laws are no longer for the people or by the people. I so call bought my timeshare in 2002 so that my children and I could go on vacation every year or every 2 years, but until this day I have never been to my resort. I paid my timeshare off but the maintenance fees and taxes are ridiculous. I have great credit but because of this one bad investment I may not have anything to show for all the years that I have paid all of my bills on time, but now I refuse to pay for something I did not ask for. I am tired of these thieves getting away with stealing from all of us. I realize now that the only thing in this world that really matter is people. Not money, not credit, not things and it really is time for change. Please if there is anyone that can help us to destroy this devil, I'm pretty sure we will all be grateful for your help.Flag

I asked if there were any other cost than once a year taxes and maintence fee they assured me not. This was a lie the low cost went up and up til it was too expensive to pay. The contract did not say what the salesperson said. I was a cancer patient at the time they coned me and my mistake was not have a team of lawers with me to point out what the saleslady was telling me was not true. I agree withe the petition and want a refund of my retirement money. I am a senior disabled adult. This is so unethical, I can not believe they get away with it. Something needs to be done.Flag

I have tried selling it, gifting it, making it a charitable donation...have listed it in places that promised to sell it at a loss of over $1500 and still it remains an albatross around our neck. When we were fully employed, it was a drain for sure, but now that we are only scraping by it is like lead weights tied to our feet. There is no help anywhere. These people are scam artists and grifters and the collection agencies they deal with, the resale timeshare companies and the timeshare sellers are all colluding. We are being screwed folks. She claimed to be a retired AA Airline flight attendant and even showed a pin with her flight beginning date! She also claimed her husband was a financial advisor. (Passed herself off as an expert) she said she bought a two bedroon as no more would be available soon as the sales team was on the last phase of sales and fixing to pack up and leave and there would be no more timeshares offered. All of this were selling pitches which turned out TO BE FALSE. I could not even exchange it with RCI which was another RIP OFF I would pay the yearly fee but nothing was available due to new point system scam which overloaded the exchanges and they took my "banked" week and never had an exchange for me. I lost alot of money and did not get delivery of goods and services!! I WAS A CANCER PATIENT AT THE TME AND MY JUDGEMENT WAS COMPROMISED. I have not been taken in since getting off cancer treatment.. No secondary scams. This is the worst scam ever I have been robbed of my ability (money) to take real vacations. I AM VERY ANGRY!! Government Agencies have been no help in this matter! The amount lost is so much I can not believe there is nowhere to turn for help. The whole industry and Florida and South Carolina seem to go along with letting them do business in this crooked manner. I can not understand this and am so ANGRY !!! Susan WilsonFlag

Selling the timeshare seems like a good idea,but like everyone else, I can not sell it , rent it or give it away. Am getting more in the dumps every day. I do not know what to do.
