Name: David Huff on Nov 18, 2005State: INCountry: USComments: Yes after a very trying and longwinded sales pitch we stupidly paid cash for a piece of "Deeded Property". We have since used it a number of times and at each resort nothing that was promised worked. the Golf course was down, to moddy to ride horses, canoes and boats were being repaired, Mini Golf course was under repair etc. The only thing the kids could do was swim or spend money at the arcade. At our home resort when we first visted we were told during the sales pitch that they have an indoor pool. It is still being built two years later (they never broke ground). They have an agreement with a local Hotel (five miles away) that for a fee you can swim in their indoor Pool (Super 8 for 10 dollars)(provided the hotel is not full)(it always was). The restautrant was undergoing remodeling so you could get Hotdogs and chips for your Great Restautrant. (they are still finishing the remodel 18 months later). I could resell my week if I was that unhappy but they would not do it (in the sales pitch i was told that they would assist me with the resale). I have been unable to get in on the promised bonus time more then twice in the last two years. We were told the place was booked up solid. I drove out and checked. Amazing, the place had a lot of cancelations. Now they call me and invite me to dinner and ask if i want to buy an upgraded property. It is funny that when they are selling they tell me it is real property but when you are trying to sell they say well its not real property. Its just time!. I was assured it would increase in value. They tell me it has gone down since the introduction of the Presidential units. I can trade my unit for one of them and $12 K on top. Amazing.Flag

At no time did the corp. deliver anything, they wouldn't even respond to my inquiries and phone calls. Finally, I found a customer who was interested in buying my unit. When I called the resort to ask if they or I could show it, I was told that I didn't own it because the previous owners had sold it twice and it belonged to the first purchaser. I am out $16,000. Now I am a real estate agent and realize that I should have had my own closing attorney who would have done, at the very least, a title search and probably encouraged me to buy title insurance. Title insurance would have reimbursed me if the title to the interval were not free and clear. I am just beginning an investigation to see what my recourses are, including finding and contacting the attorney who signed the fraudulent deed. I'll keep you posted.Flag

Soon after we were 'hooked' by these con artists into buying this extremely discounted timeshare, we realized that this was no 'discount' at all. After my husband lost his job and we had to support a family of 7, we decided that this would be something we could sell. At least we could get our money back and/or not have the monthly and yearly expenses. Well.....we have now paid about 4 timeshare sales companies their 'listing' fee as they were the ones who had definite buyers! When you are desperate you will do anything, even if you know that it is a con. You will just take one more chance that perhaps this next company really does have buyers. WE HAVE NEVER HEARD BACK FROM ONE OF THESE COMPANIES YET, AND IF YOU TRY CALL THEM, THEY ARE 'WORKING' ON A SALE FOR YOU! I thought that America was a country governed by law and order and that this type of thing would not go on here. Well, it seems that the country I came from was far more of an honest society than here, and I say this with a heavy heart. I will do anything, together with my husband, to get any sort of law or lawsuit going. We have put plenty hard earned money into their filthy rich bank accounts!Flag

Fees keep going up.They offered gifts to buy right there and then but never came through. They sold us on it's a "good investment". When I do the math we'll be paying $50,000 in the next 10 years to go on vacation 10 times. That doesn't include anything but a condo. That's $5000 a week if you are lucky to get a week you want. We are trying to get rid of it but we are stuck and it's ruing our lives! Something must be done to these companies. They tell you that you signed a contract and you are stuck, but you are lied to over and over so that the timeshare sounds like a great deal.Flag

Can't rent it, can't sell it. Bought into Phoenix, Arizona because they offered some real estate guy who would help sell the BC time share. Surely Phoenix would sell easily. Now they are stuck with two time shares and have paid three different companies, including Strom Reality from Texas, to sell their time shares. They are all scam artists. Don't pay up front for these companies to sell your times shares. Good luck getting out. People don't want to buy in without the hype and high pressure sales. Cost of ownership is higher than the reward.Flag

I high lighted it and called them and read word for word, they told me to bring everything back and they will give me a refund. I will let you guys know the outcome tommorowFlag

WE WERE TOLD THEY ARE VERY EASY TO SELL. !@#$%^&*()_. WE WERE TOLD THE MAINTENANCE WOULD BE $400.00 PER YEAR IT IS NOW $460.00 PER YEAR AND IT IS ONLY THE SECOND YEAR WE OWN IT. WHATS EVEN WORSE IS IT WILL GO UP AT LEAST $15.00 PER YEAR. BY THE TIME OUR 35 YEARS ARE UP IT WILL HAVE COST US OVER $50,000.00. We have been to 50+ time share presentations (Big Names only!) and received cash/incentive worth $200. Don't sign up for anything with these sales agents selling time shares. Get your free gift and abruptly say No to them. It has always worked for us. Don't let them rip you, instead you rip them off. They can pressurize as much as they want. Stay calm, look outside the window and at the end say No. Walk out with well known show passes in Vegas, San Diego, Hawaii etc. I understand the pain all of you go through. Too bad you fell for there pressure tactics. I do suggest reporting this to Better Business Bureau. However, not much can be done once the contract has been signed. Don't buy time shares, rent rooms through Expedia for vacations. Who goes to the same location for a vacation for every 30 years. Even the HOA's fee they demand every year is enough to pay for your vacation. Good luck!Flag

When they told us what the initial price would be, we explained that it was too much. They then offered us a lower price, but pressured us to sign the contract. We were also told that we'd be able to sell at a much higher price if at some point we wanted to get rid of it. We have never been able to exchange for the places we've wanted to go, even though we purchased an upgrade for this purpose. Despite over 4 years of paying, we have yet to use it, and have never received any type of statement with payment history or for tax purposes. We are at our wits end! Such a scam!Flag

After the free breakfast and presentatiom, we were given pressured sale tactics to buy their resort, we had little time to decide and stuppidly signed....after coming home, we decided it wasn't really for us and are trying like hell to get out of this nightmare. I was told there was a 10 day grace period to get out, so we sent a letter by certified mail to get out, we have had no luck, they are claiming we still "OwnIt" and call every day for the monthly payment. I was recently diagnosed with MS and do not need this stress, I had to go so far as to close my bank account so they wouldn't take the monthly mortgae fees. I don't know what to do, I am considering hiring a lawyer. Any suggestions These people are ripoffs and need to go to jail....Flag
