634726917563019.bmp?r=0.9491451161599014If you have any doubt that The Related Group truly believes in the City of West Palm Beach, just look at the quality of the residential projects the company has built in the past decade, including The Slade, The Prado, Villa Lofts, and CityPlace South Tower. Now, the Related Group hopes to add more investment with the launch of two twin towers at 4308 and 4415 N. Flagler Drive. This $92 million project encompasses 397 condo units and includes seven street-level townhomes designed to blend into the Northwood area streetscape. In 2006, the West Palm Beach City Commission unanimously approved the site for a 23-story luxury development with 150 units averaging 2,120 square feet, but the project was cancelled due to market conditions. The new, narrow twin towers redesign has been undertaken to better serve the needs of full-time, year around residents. The twin tower design decreases the shadow impact and allows more sunlight to the surrounding communities to the West and decreases the massing on Flagler Drive. It also activates the street frontage with the addition of the townhomes on Flagler Drive; provides a screened and enclosed parking facility; and includes an additional level of parking in Phase I to ensure there are no off-site construction-related parking impacts.  City Staff has recommended this project for Commission approval.

 

The TRG North Flagler project offers many benefits to the City of West Palm Beach and the Northwood community, including the creation of 500 construction jobs, millions of dollars in impact fees and taxes, and new eyes and ears added to the neighborhood sidewalks, which have proven in many other areas to reduce crime. The creation of new households in the Northwood area would also further efforts to attract a grocery store to the neighborhood. The marketing of the new project will bring renewed interest to the housing market in the area.
