The petition
We, the undersigned, oppose the request of 1700 Wisconsin Ave, LLC, to convert a nondescript office building on the corner of Wisconsin and R St. NW to an 18,000 s.f. Walgreens retail store. We object to this project on several grounds:
1) The building requires 52 parking spaces but has only 17. Cars will overflow into our residential neighborhood, making parking even tighter than it is already.
2. Although a loading platform and loading berth are required, there is neither at this building and with insufficient access to the parking lot at the rear, tractor trailers and large trucks will be unloaded on the street late at night. The noise from these trucks will be a source of new pain to nearby residents as we and our children try to sleep.
3. Walgreens intends to sell food, attracting even more rats in an already problematic area.
4. Traffic in this neighborhood is already heavy, with many emergency vehicles that need clear access, and a new large retailer on a busy corner will make the problem significantly worse.
5. The change in use of this building will benefit only the developer and likely cause a decrease in property values of nearby homes because of the above-mentioned detrimental affects to the neighborhood.
We urge the Board of Zoning Adjustment to deny the requested variances and/or special exceptions.
