Updated 02/19 after the annual meeting

With total expenses under $100,000, the additional expense of $26,000 $21,000 for a management company is disproportionate.

In addition, the track record of the management company AMS does not warrant the support of our association:

In July 2012, AMS made to be recorded an amendment to the Declaration of Covenants and Restrictions in Camden County without the approval of the members, in violation of Georgia code.

In December 2012, the two owners of AMS were cited and fined by the Georgia Real Estate Commission for conducting community management services as an unlicensed firm, in violation of Georgia Code.

In October 2012, when a group of property owners requested to see management company bids and contracts as well as subcontractor bids and contracts, AMS with the board claimed these were not records they had to produce to the members.

In 2012, through the end of September, over $10,000  $15,000 were spent on legal fees. When asked for details by the same people, this information was deemed confidential. All checks for these expenses are signed by AMS only, presumably at the direction or with the approval of the board.

We deserve a board that keeps the budget under control and that manages the affairs of our association in a transparent manner.

The Bylaws written in March 2010 allow for members to request a special meeting and to vote on the removal of certain board members. We need to select board members who are willing and able to perform the duties required to run our association.

This petition will serve as our request to the board for a special meeting. About 50 signatures are required for the board to be forced to schedule such meeting. Of course, the board members can act on their own volition to schedule that meeting. The main purpose of that  meeting will be to vote for the removal of the board members who feel the need to use the services of a management company. These board members will be identified at the annual meeting on February 19th.

Added 02/19:

The board voted unanimously to renew AMS contract, at least with a reduction to $21,000. People in attendance at the meeting had the same complaints they had for the last 3 years. They can't get answers from the board or AMS as they seem to be running things like their secret club.
