Name: Anonymous on Apr 14, 2007Comments: I oppose entry to the proposed commercial development located to the Northwest property adjacent to Rivenwick by way of Jasper and 139th. I am primarily concerned for the safety of the children in the area and with increased traffic and the potential expense that we, homeowners, will endure for the damaged roads since the roads were created for residential use and cannot handle the additional traffic for the planned commercial development. It is not necessary to enter residential streets when Ramsey Boulevard can provide access to the proposed development, which would thereby eliminate the need to enter our residential community. Name: Kevin Byrnes on Apr 16, 2007Comments: I have multiple concerns about the layout that is being proposed by Hack, but am in favor of the development of the empty lot. 1. The loading Docks - With as many children that are living in that area we are putting them at risk. If they are utilizing 139th to back into the loading docks, then the trucks will naturally drive straight out of the docks and through the residential neighborhood. That is unacceptable. Why not have them place the loading docks on the opposite end of the complex. If there is a concern that it won't be as asthetic, then have them build a fake store front that faces Hwy 10. 2. The loading docks would also mean that the trash would be picked up and loaded on the same end of the building. Dumpster and kids can again cause problems. In addition to that the smell may at times be less than suitable. Moving this to the other end of the development may help with some of the safety issues, but not necessarily with odors. 3. If the building is approved, then there needs to be an abutment so that the residences that face the development are not having to see it. My recommendation would to have 3 rows of mature trees(mature - minimum of 10 feet in height). These rows should run from Hwy 10 along the existing fence line that runs into 139th, and continue down Feldspar to the stop sign. 4. This is a short term issue based on the construction. Construction traffic and parking. No vehicles, trailers or equipment should be allowed to sit on the street overnight. If there is not enough space in the developed area for them to park and leave their equipment, then they need to find a solution that will not impact the neighborhood. 5. When my wife and I received the notice of the forth coming plan we were concerned about the traffic on our community streets not to mention that our home faces the planned development. For that reason we are also concerned about the noise, lights and appearance of the development.
