Dear Council Members, We are writing to express our complete opposition to an application by Berkley Developments to change zoning for the property on the south east corner of Mississauga Rd and Eglinton Ave. The property in question is zoned R1 which allows for the building of single family detached homes. There are in fact existing single family detached homes on the property. The application seeks to change this official zoning to allow for the construction of high density multi-family homes in the form of a 12 storey building and a 9 storey building. Permitting this exceptional departure from the current zoning will significantly compromise the ambiance of the area which is characterized by single family detached homes and the "green" and hence the undeveloped area around the Credit River. It is noteworthy that Mississauga Rd from south of the QEW to Streetsville has only single family detached homes and the very occasional low rise school or commercial property (e.g. a mansion converted into a restaurant, a golf course). The banks of the credit river are essentially unblemished which is a testament to the commitment by the City of Mississauga to respect the existing zoning. Consider the impact of this development on your constituents who have made their homes in the area. They will have their privacy severely compromise and their property values will be measurably damaged. You only have to look at the substantial opposition to this project by the neighbourhood to realize that the residents in the area would have negatively factored in the presence of such a development into their purchase decision. New potential buyers certainly will. Allowing the project to proceed will make a mockery of our current zoning system, the purpose of which is to ensure the controlled and appropriate development of our city. There is a credibility issue here that goes well beyond this specific development. If R1 can be changed to high density on the banks of the Credit River what protection does zoning provide to any area in the city including conservation areas We implore you to heed the wished of your constituents in the area who have contributed so much to the community financially and otherwise. We urge you in the strongest manner to reject this application out of hand and respect to the R1 zoning currently slated for this property. Regards, The Undersigned

Guy and Mary Boucher, Canada6 years ago Comments: This will completely change the historic Mississauga Road streetscape. It is not progress, but a developer using the area for monetary gains only. It must be stopped.
