Restricting access to listing is anti-competitive, reduces the vibrancy of the real estate business in general, and perpetuates monopolistic competition. The market, its participants, sellers, buyers, brokers, and supplier benefit by having access to the largest amount of competitors, and the largest amount of competitors, and the largest amount of suppliers. A concentrated market helps only the monopolist. Once a concentrated market is developed, pricing, and volume of transactions is dictated by the monopolist. The end result, the homes of clients many not reach their full value potential. Buyers, become owners in the end. Bankes, suppliers, and the communities where the properties are, bank on appreciation, equity, and prosperity. The best argument is the money multiplier effect. Low prices, mean low appreciation, low disposable income, and are a substractor to the money multiplier, just as higher gasoline prices, or taxes are. Even, the monopolist should understand this. The party does not go on for ever.
