As I understand it, the new rules would essentially keep me in the dark regarding real estate values and trends and give me only advertising without much in the way of facts.

    Comments: I may be moving in the next year, and it is very useful to have complete MLS information online. I also want to ensure my broker will market my current home to the fullest extent, not just as a "pocket" listing or kept between certain brokers. The NAR VOW policy drafts contain anti-consumer provisions, such as allowing brokers to not show all listings to interested consumers, thus furthering their inside interests. I urge NAR to adopt a pro-consumer stance with the VOW policy.

    Comments: Is this for real You mean to tell me that I (the comsumer) wouldn't be able to get the best deal becuase of such a protectionist policy. Get with the times! Look at what travelocity, orbitz & cheaptickets did to the travel industry. Look at what Charles Schwab did for stock brokers. Those who tried to regulate and curb those efforts, were ultimately left behind. Its what the consumer wants that counts the most, not what a realtor wants to give. We want accurate, up to the minute, easy access to be able buy and sell our homes. This is exactly what the Internet is created for...providing information. If you think that Real Estate and Realtors are above the above the law of the comsumer (ie I get all of it when I want it), think again....

    Comments: I do not have a propblem with passing the data provided the VOW or mail site does not try and seel the consumer back to my agent. Consumers that agree to abide by these greedy web site operators are stealing form the agents and brokers who secure the listings.

    Comments: The VOW with the opt out will not give the seller's their best exposure and the buyer's the best selection of what is truly on marke. The VOWs send the buyer back to the lister for a commission from both sides. NO disclosures of real estate relationships: Single Agent; Transactional Broker "Notification"; NO Brokerage. will not have to be disclosed after July 1, 2003. Non-Represented is not an authorized real estate disclosure, but is on the Listing Agreement!!!! Amazing! That also creates a big liability for the Consumer Affairs Dept. of each state and the federal govt. The MLS was designed to co-operate.... the VOWs ignore that underlying principal of co-operation. Please cast support to turn down the NAR/BOD vote for the VOW, as being against Public Policy. Thank you! Lois M. Hekker, Single Agent Broker

    Comments: As the C.O.O. of LocalHomesForSale.com, an on-line real estate marketing service, I can't believe this is actually an issue. However, I'm sure that if the NAR chooses to enact this policy, that they will provide the seller's they're representing with a "Limited Exposure Disclosure." Now ask yourself this, "Doesn't this proposition defy every equal housing law on the books If This new proposal is put into effect, there will be no way to determine whether a Realtor chooses not to share information because of unethical practices by a broker or just because the broker is black, white, hispanic or any other ethnicity."

    Comments: I would prefer to be able to see ALL MLS listings on the internet. For years we have been talking about the future of the computer. How everything will be computerized, well the future is now and the beginning of that revolution is now. The realtor needs to either learn to grow with the changes as other industries have had to do or fall to the wayside as other companies have done. When I was looking for a home, the first place I went to was the internet. I would give my realtor an MLS number and she would pull the listings. So by following day I could see a house. What a waist off time. If I could see the listing on line and the description of the house with pictures, I could blow past the houses I don't want and make a list of the ones I did and go out and look. If it was something I was interested in I could then have my realtor open the door. Time for the realtor to wake up and figure out how to go with the changes of life. We are a computer society!!

    Comments: Please Don't change the VOW'sOur business is now very much dependent on a VOW. The guidelines for our VOWs were developed by our local Association of REALTORS. Comtra Costa Board developed this innovative system with a policy based on minimum regulation and an objective of meeting member needs and serving consumers with quality service. We have served our buyer clients and prospects well using a VOW. The bottom line is that our VOW allows us to serve these prospective buyers in a very professional and responsive way Please do not try to add more regulation to this system that is now an underpinning of our real estate business. For example, it is crucial for us to know that the entire MLS listing database is available to our VOW without any Firms having the option of

    Comments: It is interesting, a task force came up with a good VOW policy and then NAR added Re/Max exec Daryl Jesperson and a large Prudential broker to the task force and sent them back to redraw the plan. The result is to protect brand name and market share, neither is in favor of the consumer.
