The interest rate is lowered to 4.5%, the loan is extended to 40 years, you get 4 total paetmnys forgiven (you don't have to make 4 paetmnys). No closing costs but your credit is hurt.The newest is for people who are not behind in paetmnys. The US govt will pay the lender $500 to lower your monthly payment to 31% of your gross monthly income. This is a new loan so the bank will charge you $5,000 in costs which are added to the loan . but it is still your money being spent. This program is voluntary. Name: Juliana on Jun 4, 2012Comments: I have been in the industry since 1992 and can't imignae the scenario where a seller would prefer, and accept based on their broker's advice, a struggling artist who needs a mortgage contingency over a non-contingent Morgan banker for a $2 Million co-op. I do beleive standard practice in New York, particularly in that price range is offers with mortgage contingencies are routinely rejected so the broker attempting to sway their seller to the struggling artist wih a mortgage contingency, is in effect, spitting in the wind and making themselves look very foolish in the process. Those that would attempt this type of thing would soon be weeded out. In my tenure in the industry I have never seen, or heard of, that type of extreme scenario.Now if the author had constructed a scenario whereby two candidates of equal credentials with the same chance of pasing the board and one was a direct deal and the other was from a co-broker and the seller's agent pushed their, equally qualified candidate, and possibly cut their commission to give the seller a better bottom line. That is a scenario I can see happening. However that scenario would be infrequent at best as most buyers of those qualifications in those price ranges have a broker they prefer to work with rather than going about the search on their own.Flag

One day that potential buyer brought an inspector to the house, the same day another couple showed up and wanted to see the house. My friend was there and showed it, and they made an offer of X+10k on the spot. Turns out those people's broker was trying to contact my friend's broker for over a week and he never returned their calls. She also found out from a second couple that he never returned their calls either. To me this seems like the broker is trying weed out potential buyers that have their own brokers. What protection does the seller have when a broker is either misbehaving or doing a bad job that could cost her thousands of dollars? He has overall done a poor job not even counting this. Can she terminate their agreement without having to pay him anything? Or can he come back and take legal action against her for a commission that I truly feel he does not deserve?Flag

Oh, but it costs you money to get here?Well, it's like that, with insurance. You CAN get a policy for as little as $ 50,000 in liability coverage. (Why would you want a $ 10,000 one, you think someone is only going to sue you for $ 10K? That won't even cover your LEGAL FEES!). But the truth is, because of minimum premiums which are the cost to process and issue a policy, the $ 50,000 limit is probably going to cost the same as the $ 300,000 limit, and for $ 10 more, you can get $ 1,000,000.NO reputabele agent is going to sell you $ 300,000 for $ 750, when they could sell you $ 1,000,000 for $ 775. It's insurance malpractice to do that. If you want to assume the risk yourself, don't buy insurance. If you want insurance, buy ADEQUATE insurance. NOBODY sues for $ 10,000 these days. And if you're going to do work for another business like referrals, they WILL require $ 1,000,000 of liability coverage.Flag

They get their fees from the insurance companies that they recommend to you. You can even use online brokers to get an idea of the best prices available for free and then go directly to the company you think is the best and get an even better deal through them if you be sure to check into all the available discounts.Flag

You even have competition with google maps and yahoo local. You must find a way to standout and have benefit for the customers who would become listed. The advantage you have over all other companies is that you are truly local, that's your town, and you can control it alot better. You can pass out flyers, advertise in local media, and start good word of mouth. I have tried this myself and enjoyed it for a while. The best things that worked was offering marketing campaigns which are like sales events where u link up a business promotion online, mite wanna even offer print materials. I would suggest making your site more user-friendly keeping it plain with less applets and effects and stick to just regular graphics (jpg or gif) The more basic it is, the more users can view it, from cell phones, pcs, or even mac notebooks. Get a designer for cheap at guru.com or host a logo competition at logosauce.com for $200, u will find some amazing creations from this pool of designers. Keeping it simple is the key and getting the word out is the fuel needed to drive in more business. Keep a good benefit for your customers and go search online to free things to list their promotions like yellowpages.com or yahoo local. Keep an affordable price and dont be scared to find them exactly what they want even if you have to find someone else and have a middleman fee (administration or setup fee).
