Attn: Tenant Occupants of Vineyard Village, Ontario, CA 91761 We are requesting the Landlord to modify our current leases to that of Fair Market Value. We have a recently-entered lease wherein Landlord entered into and accepted a lease agreement within our center with a brand new tenant to accept .80/sq.ft. gross (copy of current lease agreement can be made available for viewing to any occupant within this center for verification purposes.) This is quite unfair to our business - as we consider our gym a major factor of increased traffic and attraction to our center, and having a larger space than the brand new tenant, we should be paying well less than what they are paying considering our square footage is at least 10 times the size- as well as other businesses in our center, who are most likely paying in excess of $1/sq.ft. plus NNN. Landlord is now seeking to evict our gym business from the center, and we know the detrimental effect this will have on the other occupying tenants as we know the majority of the patrons coming into the center who are members of our gym also give business to the other tenants' businesses within our center. We feel that if the Landlord evicts us, this tremendously affect the traffic and income to the other occupying tenants.
