We are writing today to convey what many unit owners perceive as an ongoing issue of the lack of general maintenance throughout the building. We are concerned that the common areas are not being maintained on a level that is consistent with neighboring properties. Although it is understood in the present economic climate and with an exhausted reserve that the necessary funds are not in place to do large capital projects, we are concerned that general upkeep of the building is lacking in many regards. Furthermore, we are concerned that this lack of maintenance is in a large part due to the lack of work ethic of the super of our building. As unit owners paying a salary in excess of $95,000 we feel that we are not receiving the services one would expect in return. It is troubling to see our super lounging in the lobby for hours when there is trash out front or a burned out light not being repaired. It is also troubling when outside contractors are paid to do repair work or perform services that one would normally expect would be addressed by the superintendent. Therefore, we would like to see a list of responsibilities and duties that Armondo is required to perform for the building and would like to see a system in place for verifying that such work is being done on a daily and weekly basis. If there is no list, we would like a list created of the responsibilities that should be performed by a super of a residential building similar to our own. Again in a climate where funds are extremely tight we feel that it is very important that the superintendent of our building is performing his job to the fullest and that management is ensuring that the responsibilities of the superintendent are clearly defined and carried out.
