In accordance with Pasco County Ordinance 10-49 the residents of surrounding communities of the Trinity Town Center demand that Pasco County exercise its powers of eminent domain and develop or demolish the Town Center pursuant to Chapter 79 of this code.

The property has stood derelict and vacant for eight years. It has gone in and out of foreclosure and extreme leniency has been given to the developer. The building permits have expired more than once and have been allowed to go unrenewed. The grass surrounding the Trinity Town Center is constantly in need of cutting and Codes must be notified. The outer buildings are extremely unsightly and need to be finished or demolished. The surrounding homeowners’ property values have been negatively affected by this.

The Sheriff is constantly being called to this property. Individuals are trespassing and vandalizing the area. They are using it as a drug and skateboard hangout, which poses as an attractive public nuisance. There are documented instances of violent acts, such as throwing masonry from the top of the parking garage at people below. The buildings themselves pose a public safety issue due to their unstable and unfinished nature.

The owner and his local agent have failed to regularly inspect the property. Because of this, the local homeowner associations have had to pay off-duty deputies to patrol the area that includes the Trinity Town Center to protect the residents from the individuals who are attracted to the vacant buildings.

Because the Trinity Town Center has sat vacant for eight years, Causing the buildings to deteriorate and has become an attractive public nuisance, the residents of the Trinity area demand that Pasco County Pasco County exercise its powers of eminent domain and develop or demolish the Town Center pursuant to Chapter 79 of this code.
