We are Santa Monica Residents and neighbors of the Fairmont Miramar Hotel. On June 30, 2011 at a community meeting, the hotel proposed to to build on their site a 12 story hotel-condo complex, pave over more than twice the current built up area, and to reroute all hotel traffic to 2nd street.

The Fairmont-Miramar hotel occupies a unique site overlooking with spectacular views of Palisades Park, Santa Monica Beach, Santa Monica Mountains, and the Pacific Ocean. It occupies the entire block between Ocean Avenue and 2nd Street from Wilshire Blvd to California Avenue, a 4.5 acre parcel. It currently consists of low rise buildings, a 6 story building and a ten story tower.

We as residents came to this neighborhood with the understanding that all new construction would

1.conform to city regulations stipulating a 45’ height limit and building density.

2.not substantially increase traffic congestion and noise on quiet residential streets.

3.not exacerbate the already limited street parking available. 

4.not block existing views for residents, bikers, pedestrians, office buildings. other hotels, and users of Palisades Park.

5.not obstruct the flow of sea breeze at street level through the streets, alleys and gaps between existing structures that refreshes our community.

6.not take value away from neighboring property

7.preserve existing shade trees

The proposal by the Miramar developers would violate all of the above.

The undersigned firmly urge that the Santa Monica City Council not grant any exemptions to current zoning regulations governing the Miramar site and require that any further development conform to existing community planning standards.
