The owners of the Woodmont Academy site have filed a request to change the zoning from a Rural Conservation (RC) to Institutional Overlay (I) District. I oppose this change in zoning because the property does not satisfy any of the requirements of an (I) district: 1. it will not serve the immediate residential neighborhoods 2. it will not serve as a transition between major retail center and neighborhoods. In addition, the owners have asked to take out the requirement for public sewage and water, which I also oppose. If this request is granted, the property owners will be able to build and develop unchecked as their right without having to go thru the conditional use process in the Rural Conservation District. The Woodmont site is clearly an (RC) district. In the interest of the County's own Plan Howard goals of farm/ag preservation, limiting environmental burdens of high intensity development and retaining the rural character of our area, I petition that you oppose the change in zoning and allow the residents to play an active role in the land use process.
