Name: Elizabeth Warren on Sep 12, 2003State: MACountry: USComments: This is an attempt by the "large" real estate companies to eliminate the small offices resulting in fewer choices to the consumer. Sellers are under the assumption that when they list their property with an agent that all the agents in the office will act as Sellers agents. Under the proposed new regulations, all other agents in that office could act as Buyers agents, thus negotiating against the Sellers best interest!! Protect the consumer, please vote NO! Elizabeth A. Name: Ean Rollings on Jun 11, 2004State: MACountry: USComments: As a current home buyer, I am appalled at the thought of a "buyer's agent" working in the same office as the listing broker. A *buyer's* best interest could never be in an *agent's* best interest when both sides are represented by the same office. Obfuscating this dual-agency under the guise of designated dual-agency does not solve the problem and does not allow for both sides to be represented in a ethical and fair manner.Flag

Name: Timur Yontar on Jun 14, 2004State: MACountry: USComments: I am a homeowner who purchased my house 3 years ago with the assistance of an exclusive buyer's agent. I feel that having a real estate broker whose fiduciary responsibility is to you and you alone, whether you are the buyer or the seller, is invaluable. I strongly oppose, and urge my representatives to oppose, any bill that undermines that fiduciary responsibility by allowing dual agency (regardless of what it is called). That practice can only result in conflicts of interests and misled homebuyers.Flag

Name: Susan Teshu on Jun 14, 2004State: MACountry: USComments: I used the services of a Buyer Agent when I bought my first home. Having no experience in this area, it was especially helpful to have someone who was knowledgable and representing me so that I could get the best possible arrangement and know that my house was in good condition. After 9 years, I"m still happy in this house. I can't imagine buying a house any other way and want others to have the same opportunity to have an independent buyer agent representing them.Flag
