    Comments: Once again no thought has been given by EHDC to the lasting detrimental impact such a development would have on our town. Improving existing facilities and parking to make the most of what we already have should take precedence so that any further development would be correctly planned to take into account the wishes of the town's residents and not a greedy developer.

    Comments: Trade in Bishops Stortford could come to a halt in both the short and long term with the current development that is being proposed. Causing enormous potential damage to existing retail (shops) in Bishops Stortford. These development plans need to be changed to reflect the roads and car parking that we need today and in 10-20 years time. We only get one chance and once the Causeway Car Park has gone to development there is no further land to build a car park for the future.

    Comments: Why on earth would we want more development in Bishops Stortford? Look at the mess they made of the riverside development,a stranger to the town wouldn't even realise there was a river. Don't get me started on the parking,it's a nightmare.Leave Stortford alone and let's try to retain some of it's character..please.

    Comments: Henderson's proposals seem to have been drawn up by someone who has no idea of what is already in Stortford. Department Store: Thought we had 2 - Pearsons & Coopers. Restaurants: The town is awash with places to eat Cinema : If a town like Harlow with a population of 78000 + only needs one why does Stortford with half the population need 2? Hotel : There are empty premises on the Stansted Road and Pearse House has just closed for lack of business. Parking : Any loss of parking facilities, even temporary, will impact even more on local roads that are within reasonable walking distance of the town. Once an open space has been lost to development its gone for good.

    Comments: This development will affect access to residential properties in Water Lane, and access for businesses in Florence Walk by either restricting access times or by removing access completely resulting in a serious drop in resale prices of the residential properties.

    Comments: This development further polarises the town shopping area; moving more shoppers away from the southern end of the town. This area needs more attention to prevent it becoming more run down. The fact that a private developer is involved raises the issue of ethics, especially after the question of the cost to the developer. A direct link from the new multi story car park to the southern shopping area via Marks & Spencer would be a start.

    Comments: I believe that this proposed development has not been thought out in terms of the effect it will have on Stortford. The scheme is too large, and it is questionable whether the Town needs these new shops and facilities. The site was left to the Town originally in trust to be open space, and whatever development takes place here, this must be respected, and open spaces provided. The historic views of St Michaels Church must also be preserved.

    Comments: I object strongly to this proposal on the following grounds. Firstly, regenerating the existing town centre should be a priority before building yet more retail units. The regenration of a so called 'failing town centre is not going to be resolved by building new units as this simply shifts the issues from one end of town to the other. In addition the majority of the new units at Jackson square are still vacant. Loss of overground car parking; loss of uninterrupted views of sworders field and mound (contrary to conservation area and design policies); questionable need for new cinema and hotels; overdevelopment of site.

    Comments: This development would be yet another unwelcome development completely out of keeping with Bishops Stortford's heritage. The town absolutely does not need a development of this size. There are a number of larger established shopping amenities within easy reach of Bishops Stortford. The town needs to keep its individuality rather than trying to compete with these larger centres which it will never be able to do successfully.

    Comments: Such a development will strangle many other small retail businesses around the town centre. This will lead to more redevelopment and the death of a market town. The council that sold off the Causeway buildings were not acting in the interests of the electors. Whose interests do they support?

    Comments: The town already has a failing cinema, many empty shop units, flat that are not worth finishing construction of, and not enough parking. Building over the remaining good part of stortford town centre is a completely bizarre scheme, no doubt divised by profit from the sale of tax payer owned land.

    Comments: while I agree with most of the concerns expressed above, my main concern is the effects on the town during construction. The town retailers suffered very badly during the last major development and even afterwards we, the users of the town, found ourselves trapped in a poorly designed car park time and time again. What will happen to traders if there is another prolonged withdrawal of parking availability and how many of us will get used to alternatives and not bother to return afterwards?

    Comments: We have too many flats in town. They are not selling and are being put out to social housing from London bringing problems into town. We have lots of empty shops including the old Sainsburys; they need to be utilised before building more. It will take away more of the open aspect of the town making it more and more claustrophobic and less and less green.

    Comments: This looks no better than previous developments which have destroyed the character of the town. It shws no sensitivity or consideration to the views of those living here and in no way enhances the town. We need improvements to the infrastructure before any more development and judging from the number of empty shops and flats the last thing we need are more of either. Why not impose this develoment on Hertford instead of B/S?

    Comments: The development is completely out of proportion to the size of teh town. We do not need more flats as there are loads unsold or block occupied by social tenants. We have a Cinema. We also do not need an underground car-park in an area that has flooded several times in recent memory.

    Comments: Although there are areas of Bishop's Stortford town centre that need re-development, the Causeway area is not one of them - parts of South Street and the railway goods yard are a high priority need for re-development. There needs to be a strategic approach to town centre development, not the picking off of one site at a time, so that those areas in greatest need are prioritised and the impact on the whole functioning of the town centre can be assessed. The Causeway site should never have been sold for re-development in the first place.

    Comments: The best town planning is seen in open streets with shops and arcades immediately accessible from the streets. Go to the Strøget in Copenhagen or La Rambla in Barcelona. These are world famous and include no Lakesides or Brent Crosses. They have grown organically and with the people. We do not want Henderson's monstrosity here. Leave us alone with our little shops, old on-street department stores and alleyways and on-street hotels and coffee bars and pubs. We are a lively community wiith a town night life. We need no lifeless shopping buildings taking up large spaces that are empty after five-thirty. We don't want your profiteering, high-overhead, fancy shopping centres. We can get national chainstores on our streets, just like Copenhagen and Barcelona, without you. Go away.
