I am the owner of 12 apartment units located at 8931-8941 Ellis Ave. and there is no question that the opening of a strip club next to residential units will have a tremendously adverse effect on the area in general and will also negatively effect my ability to attract and keep tenants at my property. These types of establishments generally are open very late and are often locations where people are congregating outside of the establishment. This will again negatively effect the area with increased late night noise and trash and unseemly element of people. In addition, I am a commercial real estate broker in this area and it happens to have horrible traffic congestion. I currently have a listing at 3368 Robertson Blvd and there are times when I have to wait 5 minutes just to back out of the driveway to the north bound Robertson Blvd traffic. Increasing the intensity of the use and subsequently the amount of traffic to this specific location will make a complete logjam and will again negatively effect the economic and social growth of this community. Name: Jerry Singer on Aug 17, 2007Comments: Good morning! I am writing to express my strong opposition to the opening of a Strip Club to be located at 3384,3386, 3388 S. Robertson Blvd. and 8922 Ellis Avenue, Los Angeles 90034. I own the properties just North of this location as well as property on Ellis Avenue which is just East of Robertson. My concerns are as follows: 1. Tone of Neighborhood: A. The Metro Light rail will have a stop across the street from this club (Robertson and Venice Blvd.) and will be one of the first things riders will see upon exiting. B. Many Hamilton High School students will pass by this Club on their way to and from school. Hamilton High is about three blocks south of this address. Their bus stop is at Robertson and Venice. Students will come into contact with the customers who may be stimulated and intoxicated and create an unpleasant encounter with female students. C. This use will encourage other like businesses to open such as massage parlors, prostitution etc. 2. Traffic: This particular block is already overly congested. It is the left hand turn off the Santa Monica Freeway exit for Beverly Hills and south Robertson. This block also leads onto the Santa Monica Freeway heading West. It is a two lane street. Cars already get backed up onto the Santa Monica Freeway. Their proposed use of valet parking will be a nightmare for the flow of traffic. 3. Safety:The area is already frequented by vagrants. This will attract more to the area. 4. Parking: The club will provide the minimum required parking and the overflow will cause people to park all over the neighborhood which will require other property owners to put up gates and hire guards to monitor their properties. If this Club is allowed to open it will set forth a domino effect that could decrease the property values in the area as well jeopardize the safety of the surrounding family neighborhoods on both sides of Robertson Blvd.. We have seen this area improve though the expansion of the Studios ,as well as the conversion of Culver City, once a sleepy town into a vibrant business community. Do they add value, or do they cause or have the potential to cause crime, loitering, drunkenness, drug sales, and total blight and embarrassment Strip Clubs are an unnecessary business, and as a homeowner and taxpayer in this community, I SAY "NO", absolutely, "NO", NO STRIP CLUB IN MY NEIGHBORHOOD!Flag

It would inevitably expose young people to an inappropriate milleau and potentially could pose a threat to one or more of them.
