We need a quorum of 30% of 257 WPHOA households to hold a special meeting interest to remove Rampart Properties Management Company as the current property management of WPHOA. Why? 1. Rampart continues to NOT exercise maintaining Community property to safety standards, building codes or WPHOA bylaws. 2. Rampart wastes our money. They are just bill payers- get an accountant or bookkeeper to pay the bills. Most of them are auto recurring. 3. The Rampart property managers are not educated to understand or negotiate vendor contracts. 4. Rampart property executive Brain Smith former CEO ran the company poorly, made his fortune off you and was dismissed. Poor leadership. 5. Rampart properties will waste money sending you a violation letter but can’t maintain the community property that we pay over $7,000 to do. 6. Rampart is a template driven company that could care less about how your HOA fees are spent. 7. Rampart is lazy in getting things done on time: playground unsafe and deteriorating, RV access road flooded, tennis court deteriorating, landscaping deferred maintenance, basketball court fence falling down and more.. RESOLUTIONS: • Stop having your money wasted FIRE!! Rampart. • DO NOT SHOW up at the January 8th WPHOA annual meeting waste of time- there’s nothing being voted. • THIS SHOULD BE on the ballot- VOTE TO REMOVE Rampart. • Utilize a bookkeeper to pay bills- get the voluntary board to make decisions on vendors- which they do anyhow under WPHOA bylaws. Rampart is just a middleman roadblock of an expense. • There are only 2 seats open for election.
