THE UNDERSIGNED RESIDENTS OF MORRISVILLE AND SURROUNDING COMMUNITIES RESPECTFULLY REQUEST THAT THE MORRISVILLE BOARD OF COMMISSIONERS DENY PARK WEST REZ 07-03 AND ITS ASSOCIATED SITE PLAN. WE FURTHER ASK THE BOARD TO SUPPORT CONTINUED PRESERVATION OF SMALL TOWN VALUES THROUGH BALANCED GROWTH.
As currently proposed, Park West Village is the largest commercial project in Morrisvilles history and includes:
Over one million square feet of retail, office, apartments and hotel.
2.8 million square feet of impervious surface, 4% more than current ordinance allows
3,000 seat movie theatre
5 story 140 room hotel
Multi story parking garage
321-425 apartments
4200 parking spaces
20,000 35,000 additional car movements daily
Our concerns include but are not limited to:
Traffic on the 2 lane sections of NC54 between Maynard Road and NC540, in the center of Morrisville, on Morrisville Pkwy and Cary Pkwy
Impact on nearby intersections without traffic signals
Traffic cutting through residential neighborhoods
Lack of access to a major highway or interstate
Size and density of the proposal
Big box discount anchor of 180,000 square feet
Stormwater runoff and handling capacity of town infrastructure
Effect on area small businesses with associated potential for vacant stores and offices
Water capacity
Bookending of Morrisville by big box discount retail
Effect on Morrisvilles planned town center
Impact of 321-425 apartments on schools and towns residential mix
Negative overall fiscal impact on the town
Loss of Morrisvilles small town appeal
Additional land needed for access road not purchased and not subject to towns Park West approval conditions
Potential negative effect on surrounding residential property values
Additional crime
