Effingham County purchased, with tax money, 2,600 acres. Improvements and incentives are being offered at county expense. Effingham county is primarily a "bedroom" community growing at great rates. The zoning of heavy industry in these tracks that are surrounded by neighborhoods and homes defeats the desirable conditions that both brought residents to the county and continues to be the reason families stay. Zoning heavy industry will decrease home values, increase traffic, introduce sound, light, and environmental pollution, while increasing taxes. Once this land is zoned I1 industrial, the options will be heavily swayed toward development that does not benefit our community.
