163 AnonymousWas planning to retire here in Park Farm since it is a nice peaceful and quiet neighbourhood. If this or anything similar goes ahead will have to start looking elsewhere. I resent the idea of undermining our local environment for the benefit of the businesses which are part of this scheme. There is plenty of vacant land and run-down industrial property in Peterborough well away from resedential housing. Much of this is an eyesore anyway and would benefit from such a development.

Below are the employment densities that were applied by ARUP for the Integrated Growth Study (IGS). These were taken from the English Partnership guidance for 'general purpose built offices' and general industrial buildings. The densities in the EP guidance strictly relate to employment places, which is broadly equivalent to full time equivalent (FTE) jobs. Employment Densities Land Use Class Employment Density B1 Office 19 square metres per worker (gross internal floorspace) B2 General Industry 37 square metres per worker (gross internal floorspace) B8 Warehousing 90 square metres (gross internal floorspace) From this it is clear that the claim to be creating significant jobs is not a convincing one. The development fundamentally damages the way the City Centre relates to its hinterland and permanently destroys the green wedge that runs through the city from ferry meadows to the fens. This scheme is being sold as environmentally attractive as it is served by the railway. There are no garentees that this will be the case once permission is granted. Both the IKEA and Debenhams warehouses were positioned next to the East Coast main line and there is no proposal to actually connect them. If the proposal was to be connected to rail, the noise and disturbance through the night would be intollerable. This kind of use needs to be remote from settlements.

178 Paul ChippingtonI agree that we need jobs in the city, but this is not the area without the infastructure to support such a warehouse development. Not to mention when completed, jobs would be minimal as modern warehouses are run on minimal employees.

182 P BroomThere are enough vacant sites in Peterborough that Magna Park could fit nicely into. This is not an industrial area. Gazeley have the capital to renovate somewhere - anywhere in Peterborough would provide good rail links, anywhere industrial! Gazeley, you are keen to be good neighbours, but we don't want noisy neighbours. Be environmentally friendly, let us keep the greenery. Are we going to have to buy masts to erect our TV aerials on - what with these buildings one side, and Ikea on the other. Will they pay for the costs of such stupid measures needed to warrant the TV licence that we can never escape from.

I have every intentions of attending the Public Meeting you are planning for the 23rd of July. We need to stop this Labour Government covering the British Isles in their two favourite colours ... Concrete & Tarmac. Chris York is right in saying we need to think a lot more of the future generations bearing in mind what are forefathers have worked so hard for in times past. Why should we allow the three main political parties to freely give away our once great nation ... Please wake-up my fellow countrymen ... STOP SLEEP WALKING INTO DICTATORSHIP ... TAKE BACK RESPONSIBILITY AND CONTROL OF YOUR OWN FUTURE.... STAND UP FOR WHAT YOU BELIEVE IN AND DO WHAT IS RIGHT ... SUPPORT THE RESIDENTS OF STANGROUND> LET'S SHOW GB WHAT PEOPLE POWER REALLY IS ! I look forward to seeing lots of the local residents at this meeting which I believe will be starting at 7PM.

198 StaceyIt already takes ages in the morning to get anywhere out of stanground- if they go ahead with the development it is going to take even longer, with all the building workers and people that will eventually work there. Not to mention it will be an eyesore and damaging to the enviroment.

WILL THEY COMPENSATE US FOR THE LOSS OF VALUE ON OUR HOUSE DUE TO LIVING DIRECTLY NEAR THE PROPOSED DEVELOPMENT, I SERIOUSLY DOUBT THEY EVEN CARE
