WE THE UNDERSIGNED OBJECT TO THE PROPOSED DEVELOPMENT FOR THE FOLLOWING REASONS

1-The building is six storey high, seven when viewed from Sandringham Road. This is way in excess of any other local building and out of character with the area. Not only is the height excessive but the width of the building exaggerates its overall size.

2-The bulk and mass of the building is such that its impact will be felt far wider than just immediately adjacent to it. The building will be visible from many distant vantage points to significant detriment of the area.

3-The design of the building is plain and brutal. This big slab of built form will harm the visual amenities of the area. It will look like the building has been dropped onto the site without any regard for what surrounds it.

4-The predominant character of the High Street is of well-proportioned handsome Victorian terraces with attractive detailing and consistent height and width. The proposal is completely out of keeping.

5-The size and design of the proposal will harm the setting of the Rio Cinema which is an attractive Listed Building.

6-The bulk and mass of the building is such that it will cause considerable overshadowing of properties in Alvington Crescent.

7-There will inevitably be considerable overlooking of adjacent properties to the detriment of their privacy.

8-The proposed shops show no customer parking and appear to have no provision for servicing and deliveries.

9-The change in levels will result in a sterile blank façade to Sandringham Road. Such a façade already exists but this is an opportunity to improve upon that.

10-Redevelopment should be an opportunity to improve the appearance of the area and to act as an encouragement to investment. This scheme fails hopelessly in that regard.

11-Car parking provision is inadequate and will result in a worsening of local traffic conditions

12-The submitted information is inadequate to assess the scheme fully.
