    Comments: I too have lost my entire mortgage lender client base and have not been able to establish anything reasonably consistent since the HVCC, even though I am a Certifide General Appraiser with over 10 years of experience and not so much as a single lawsuit or complaint.; Go figure!!!

    Comments: HVCC must end. It has done so much damage to the industry and HOME OWNERS! The appraisal process should be done by qualified licensed professionals. The AMC's are making a killing and it is the American consumer that is being slaughtered. NO ONE should have the right to tell a home owner who they should pay there hard earned money to. HVCC is nothing but blackmail...use the appraiser WE the bank have selected or no loan for you! This should be considered criminal. The government has no right to impose these tactics on American homeowners!

    Comments: HVCC mandates are causing my appraisal fees to go from $350 to $275. Also with AppraiserLoft, I have to constantly follow up at the 30 day mark because I have not been paid. At 45 days late I send them another invoice with a $25 late fee, they pay me the original fee without any courtesy late fee.

    Comments: The Banks, HVCC and the goverment are breaking the monopoly law, and left without wok to many appraisals companies. They charge high fees, and the appraiser are responsable for they action. for example. They are the one who are responsable for the mortgage mess that we have. and in many case we out of work. WE SHOULD LEAVE THE POLITICIANS OUT OF WORK WITH OUR VOTES

    Comments: The HVCC 'rule' has truly cost the loan consumers since it's inception. The owner/purchaser is charged full fee for an appraisal that has been done by an appraiser who was sent to an area in which he has no experience by an AMC that takes 30% to 50% of the appraisal fee and that is also owned by the bank/lender. The value shows the incompetency of the appraiser and the loan is denied. The owner/purchaser then has to pay for another appraiser done by another appraiser. The value may be what the market really supports. What a fiasco. The HVCC rule must be Stopped!

    Comments: HVCC needs to end, I accept almost no orders any longer, I refuse to work twice as hard for half the money after 13 Years. However from the realtor side of things also a licensed realtor, I must say you really have to pray hard these days that you do not get the incompetent and or inexperieced appraiser that will work for peanuts as those appraisers are generally over worked do to low fees, under experienced and not willing put forth the effort for a good appraisal. Mistakes, old comparables when newer ones are available which are closer in location!? I once had a friend that would say "you pay peanuts you get monkeys" apprarently that can type. Well heres hoping to the end of HVCC and our lifes back.

    Comments: Just bought our home in March. The appraiser messed up terribly so. He rewrote the appraisal to include the items he missed in the original appraisal, like the 2nd bathroom and the A/C unit. he didn't change the appraisal. We appealed 3x and he changed the appraisal 3x, but not the price. He should've appraised the place at $430k - $460k, and appraised it at $410k. The lender, the loan broker, the realtor and myself were furious that this numb nut appraiser, who didn't live in the area, nor did he do his full and competent research (to not use pricing from stress sales), was allowed to come here. He works for an appraisal company in South Carolina. I live in Signal Hill, CA, near Long Beach CA, and this guy lives in the Marina del Rey / Mar Vista area. He definitely was not familiar with the housing up here on the hill. This guy's mistakes caused us to have to come up with an additional $40k to close.

    Comments: the HVCC is a consumer alert....their best interest is not being looked out for....the AMC is in control and stand to make a ton off the appraiser and consumer's back.... look for the cheapest appraiser to do the job so they can pocket the difference....they certainly do not choose the appraiser with with 13+ years experience like me....we charge too much (no we charge the standard going rate the amc charge) problem is they just want to make as much money as possible so they hire the money hungry inexperienced appraiser for $200 an appraisal charge our (the experience appraisers) going rate of $400 and keep the 200 for themselves!... and the LO, realtor and consumer are the ones who lose in this money game! kill the hvcc

    Comments: If you truly want to put an end to HVCC & HVCC II (Dodd Frank) do something incredibly simple. Start a NATIONAL BOYCOTT AGAINST AMC ORDERS. It's no more complicated than starting an online petition with a blog area. I would do it myself but I bowed out of this dead end career when the HVCC legalized extortion plot began to funnel appraiser fees into the pockets of bankers.

    Comments: AMC's violate RESPA by splitting fees. Requiring a third party to order the appraisal is a violation of Anti-Trust laws when the only way that we as appraisers can compete is based on our fees, not our experience, ethics, reputation, etc. The consumer is being lied to and injured by the use of garage sale appraisers with full fees charged by AMC's. The HVCC has taken a good idea (no loan officer contact) and created a disasterous problem for consumers, mortgage brokers, appraisers, realtors, etc.
