Comments: I am opposed to ANY building heights over 35 feet in this expansion. The height maximum was instituted for a reason. Please require them to conform to the law now and prevent them from adding higher in the future if at all possible.

Comments: A project with this significant density of improvements does not belong in this area. It will be a huge block of buildings up against the freeway and in the face of all passers-by. The developer is spinning this as a "boutique" development and a "lifestyle" center. It is neither! If built, it will be an inner city eyesore on our newly restored lagoon and valley. It is also obvious that the developer plans to return later for a Phase 2 to achieve his original goal of over 250,000 square feet of improvements, complete with another parking structure on the east end of the site. This is why he is not intending to resurface the existing buildings, and has indicated publicly that he "has no CURRENT plans to do a Phase 2". Interpretation of developer speak is: I am not obligated to disclose to you now, and reserve my options to further expand this center, once I have finished this Phase.

Comments: Please say no to this expansion. Do we want yet another concrete replica of every other mall in San Diego County? Flower Hill is the last mall in the area with character and a cozy, unique character.

Comments: The removal of the Flower Hill Cinema in favor of another grocery store is abhorant to me. We do not need another grocery store, especially a Whole Foods. This market has been heavily criticized recently for misleading advertising regarding it's so-called "organic" products. On the other hand, there is no cinema near which shows artistic, indie films. This is a very popular place for residents of Del Mar, Solana Beach, Rancho Santa Fe, Encinitas, and even further removed locations. It would be sorelyl missed.

Comments: I love the theatre in Flower Hill and would not like to lose it. In addition, we have enough markets in the area, and certainly do not need an expensive Whole Foods market. I recently heard that they were building one in Encinitas, so that is close enough for the people who want one. Just keep our little area as it is. We like the stores, the restaurants, etc.

Comments: I agree with the above. I believe this expansion has numerous negative attributes as listed above, and benefits so few as to make my decision as a homeowner and resident in the direct area impacted by this growth a resounding NO TO THE PROPOSED PLANS.

Comments: The over development of Flower Hill on the scale proposed would have an adverse impact on the communities of San Diego, Solana Beach, and Del Mar. The adverse impact would include but not be limited to traffic congestion, esthetics, and higher density then the infrastructure can accommodate. Please limit Flower Hill’s expansion so it does not devastate our community.

Comments: I still enjoy going to the movies at Flower Hill. There is a large community of people who like the kind of movies shown at that theater. Most are only shown at theaters quite a distance away from No. county. We are losing the community feel of our neighborhood. Once again, I shop at Jimbos, Henry's, Vons, and occasionally Ralph's, or Trader Joe's. I wouldn't go to Whole Foods, since we already have less expensive options.

Comments: The traffic in the area around Flower Hill Mall is already intolerable for 4 months out of the year with the fair and race season. Via de la Valle becomes a parking lot in both directions. You cannot cross Via de la Valle at San Andres to get to the Alberstsons shopping center because traffic blocks the road and there is no enforcement to keep the intersection clear. The back up on I-5 at both Via de la Valle and Lomas Santa Fe in both directions causes accidents on the freeway. The excessive expansion of Flower Hill Mall will only make this very difficult situation much worse.

Comments: Please STOP this irresponsible expansion! Traffic is already HORRIFIC at the Via de la Valle and I-5 intersection, not to mention how congested the I-5 remains even after the recent highway expansion projects. This is a BAD idea, and one that the residents of Solana Beach, Del Mar and Rancho Santa Fe can do without!
