It will be a huge block of buildings up against the freeway and in the face of all passers-by. The developer is spinning this as a "boutique" development and a "lifestyle" center. It is neither! If built, it will be an inner city eyesore on our newly restored lagoon and valley. It is also obvious that the developer plans to return later for a Phase 2 to achieve his original goal of over 250,000 square feet of improvements, complete with another parking structure on the east end of the site. This is why he is not intending to resurface the existing buildings, and has indicated publicly that he "has no CURRENT plans to do a Phase 2". Interpretation of developer speak is: I am not obligated to disclose to you now, and reserve my options to further expand this center, once I have finished this Phase.Flag

We do not need another grocery store, especially a Whole Foods. This market has been heavily criticized recently for misleading advertising regarding it's so-called "organic" products. On the other hand, there is no cinema near which shows artistic, indie films. This is a very popular place for residents of Del Mar, Solana Beach, Rancho Santa Fe, Encinitas, and even further removed locations. It would be sorelyl missed.Flag

I recently heard that they were building one in Encinitas, so that is close enough for the people who want one. Just keep our little area as it is. We like the stores, the restaurants, etc.Flag

Most are only shown at theaters quite a distance away from No. county. We are losing the community feel of our neighborhood. Once again, I shop at Jimbos, Henry's, Vons, and occasionally Ralph's, or Trader Joe's. I wouldn't go to Whole Foods, since we already have less expensive options.Flag

Via de la Valle becomes a parking lot in both directions. You cannot cross Via de la Valle at San Andres to get to the Alberstsons shopping center because traffic blocks the road and there is no enforcement to keep the intersection clear. The back up on I-5 at both Via de la Valle and Lomas Santa Fe in both directions causes accidents on the freeway. The excessive expansion of Flower Hill Mall will only make this very difficult situation much worse.Flag

Traffic is already HORRIFIC at the Via de la Valle and I-5 intersection, not to mention how congested the I-5 remains even after the recent highway expansion projects. This is a BAD idea, and one that the residents of Solana Beach, Del Mar and Rancho Santa Fe can do without!Flag
