    Comments: Mechanics lien is the only tool a contractor has to insure payment. The only people who it hurts is those who do not pay. I have only placed a mechanics lien on two jobs my entire career. We do excellent work and usually never have a problem getting paid. The two clients that I had to place a mechanics lien on spent the funds on other things. (funds from the bank for draw ment for me). So you see the mechanics lien is to protect good contractors.

    Comments: Yes, Mortgage company has full rtighs to hold your insurance check because they are loan holders and they have to take care it.You can talk to your house builder that you will get paid at the end of work .Once work is completed,your mortgage company will send money to your builder or release fund to pay your builder.You can take help from AMC if you are not knowing how to proceed in this situation.

    Comments: You did not say if YOU are doing the work or having it done.Sounds like you need to ctocant your mortgage company and simply find out what they need to release the check (who has physical possession of the check at this point? It should have been mailed to you)Then simply follow that guideline
