I am opposed to the truckstop because of the very real potential of increased crime and risks to the safety of area residents, noise, air and water pollution, increased traffic and lack of adequate roads in the area, damage to the asthetics of Boerne and the damage to the general quality of life of this city and the county. There is already a LUV truckstop just 12 miles up the road in Comfort.Flag

Name: Dan Pedrotti, Jr. on Jan 13, 2013Comments: The current Boerne Zoning Ordinance does not include the tools necessary to properly address the issues a "Travel Center" creates. Until such time as the City has these tools in place there should be no steps taken to facilitate this proposed project. Absent a change to the Ordinance, Council and P&Z will have their hands tied and they will have to move this proposal forward as it will be in conformance with the zoning. Table this effort, fix the ordinance and then reconsider. A provision in our the Ordinance for "Special Use" Zoning Districts will allow P&Z to place appropriate restrictions on a case be case basis when faced with unanticipated uses like this. State law requires a city to have a zoning classification for all legal land uses. A Specila Use Zoning District is the normal/most common answer to this dilemma as the restrictions can be tailored to the use and circumstance. Right now, in Boerne, the "catch-all" zoning classification is "I" which is the zoning for the Business Park.
