It would be very helpful to be able to obtain this information on not only the subject property, but on comparable properties so that I am comparing apples to apples vs. apples to oranges in the comparison process. Obtaining information at this point in time is very difficult -- even on a subject property when I have the owner sign the required form for FSA. Obtaining information on a comparable property is virtually non-existent (other than minimal information available at this time from AgriData) as signatures from each comparable property owner is not able to be obtained. Owners typically do not like to even confirm a sale when called. Making the following data available to appraisers and realtors would be extremely helpful: base/yield data (no SS #'s necessary or financial data); aerial photograph(s) showing farm boundaries; any CRP/RIM/CREP acres/land; NHEL & HEL areas/acres; aerial should show any wetlands or other restrictions to ag, woods, or other areas; provide copies of any applicable CRP/RIM/CREP contracts; and any other information requested, including conservation programs with NRCS -- all of these items are especially important for a subject property when it is being sold; or when it is being appraised for financing, estate or other purposes. At this point in time also, each FSA office handles requests for data differently -- again, even when the owner has signed the required FSA form so that an appraiser or REALTOR can obtain information. I am hopeful this portion of 1619 can be changed so that those who need to work with this data can obtain it to properly and with due diligence to complete their jobs. I have seen some appraisals done that lacked the information on some of this info anf it skewed the bottom line on the appraisal report. the appraiser could not get the proper data from the FSA office. I knew the land being appraised and saw numerous flaws on the report.Flag
