62 Kenneth J. AndreiniI have been complaining about these rip-off AMCs for years. I think there may be a simple solution to the problem..... Anyone who delivers an appraisal report to a lender, must be required to sign the certification page as the appraiser or the supervisor. If an AMC is willing to sign as a supervisor, then they will have to accept responsibility for all of the contents of the report (like any other supervisor would). In order to do this, their employees would have to be licensed by the particular state the appraisal was located, they would have to be E&O insured, and they would have to follow the same rules and qualifications as their colleagues. If this was implemented, the AMCs would be forced to hire qualified appraisers/supervisors and raise their fees exorbitantly, which would probably price them out of the market. Most legitimate appraisal firms would probably be able to offer the same product for a much better price.

87 AnonymousThe fees for appraisers are less than 50% of the appraisal fee being charged and they would like the appraisal turned around 12hrs -24hrs after the inspection. This is not quality work within this time frame and there has been additional work we perform on the appraisals and get paid less. What are we licensed and regulated for if the management companies are not. I have been in business for 13 years and I am now treated like a slave.

93 Cynthia HamiltonThis practice is putting good appraisers out of business and leaving shoddy appraisers who are willing to cut corners and outright make up data to complete appraisal work. There simply is no way for an appraiser to stay in business under this model if they are doing a good job.
