Request for Relaxation of Zoning By-laws


To Whom It May Concern,


I am signing to express my support of the 273 East 4th Avenue project (DE418017) application to the Board of Variance to request a FSR (floor space ratio) exemption of 935.7 sq ft. for mechanical and storage. I understand that this exemption will allow storage and mechanical to be located at the mezzanine level above parking, instead of being located at grade or the basement level below grade. (If mechanical and storage where located at or below grade the area would be exemptedunder schedule: IC-3 District Schedule 4.7.1(b) Floor Space Ratio (FSR) Specifically 4.7.3 (c) mechanical equipment and (d) storage space associated with an artist studio).


I recognize the hardship of the small lot, and agree that locating the storage and mechanical at the mezzanine level above parking will be a more efficient use of space on this small, nonconforming lot. I also agree that this will significantly reduce the project's environmental impacts, overall time of construction by +/- three months, and construction disturbance to the Mount Pleasant neighborhood.
